Project Description

Brief Description

Telecity Group is headquartered in London and is the leading provider of carrier neutral data centres in Europe. In Ireland, the company operates three data centres and has recently been expanding their capacity in the market-place.

One such investment involved Telecity Group converting an existing warehouse facility in Dublin to a Tier III designed data centre. Structuretone were engaged by the client as Principal Contractor with Kirby appointed as lead design and build MEP contractor.

The project involved both base-build elements of the facility itself and the fit-out of the first of three phases with an IT capacity of 6MWe. The overall scope remit included the design, installation, testing and commissioning of all services.

Our scope of supply included:

  • Removal of existing electrical and mechanical services from building
  • Dual supply 6 MW connection to ESB at MV
  • MV electrical distribution
  • LV electrical distribution
  • Installation of PDUs in the data halls
  • Installation of two 2.2MVA standby generators and four 750kW UPS power systems
  • General building services distribution
  • Chilled water systems incorporating the refurbishment of four existing chillers for data hall cooling
  • Ventilation systems
  • Air conditioning system for the offices area
  • BMS and EMS controls systems for the complete energy management and billing of clients
  • Hot and cold water services
  • Fire suppression system

Commissioning Capabilities

The project was delivered under very tight program constraints and Kirby worked closely with both Structuretone and Telecity to achieve target completion dates. Following successful completion of construction there was an intensive integrated systems test process where the required resilience and operational control of the data centre was tested under different load conditions. Kirby was responsible for developing all the commissioning protocols in conjunction with Telecity.

Innovation and BIM

Kirby had full design responsibility for MEP services on the data centre. We were also lead 3D model coordinator. Four Kirby BIM detailers managed all CSA with Autodesk Navisworks and all mechanical and electrical components through Revit to produce a live federated model. This model was updated daily with all services clash detected when fed in from the relevant CSA partners.

We used an in-house 3D point cloud scanner to import all existing site conditions and configurations into the 3D model and thereafter designed all services to a 25mm tolerance.

Overcoming Challenges

Due to the constraints on site, Kirby pre-fabricated 1,400m of pipework off-site using isometrics produced from the model which was then shipped to site ‘just in time’ and bolted together thereby minimising the need for on-site welding.

The accuracy of the model and the need for clash free installation was critical to the overall project’s success given the accelerated timelines for completion and limited utilities space within the building itself. Through the quality of our BIM personnel, we were able to leverage our expertise in off-site fabrication to meet milestones dates for completion.
